River Rim Resort and all properties managed by it, including RiverGate, River's Edge, Indian Springs Lodges, LaVista del Zocalo, Lost Canyon Retreat, Crown 'n Water, RiverStone, Three Forks and Rockin' Rio, has established policies and procedures that assist in making your stay a memorable experience.  Renters and guests shall adhere to the rules, regulations and guidelines noted below in order to insure that all guests have a safe and pleasant experience.  The management at River Rim Resort and the properties that is manages reserves the right to deny admittance or require renters or guests to vacate the rental when policies are violated.

Written policies and procedures will be provided to guests upon check-in. The lessee shall read and acknowledge in writing the policies and procedures.  The lessee will make these policies known to all others in their party.

Registration and Check in:  All guests must register at the River Rim office upon arrival.  Final payment is required upon arrival before guests can occupy their rental.  Guests arriving after the office is closed must sign the policies/procedures paperwork and return  it and the payment due to the office when the office opens the next day. Guests arriving after office hours should call the office at River Rim prior to 5:00 p.m. to obtain late check in procedures.  Check in time is 3:00 p.m. 

Guest not registered at one of River Rim properties:  Guests should not invite anyone who is not a registered guest at River Rim or its sister resorts to join them at the resorts, cabins or river access.  The only exception would be those made with the office manager and lessee prior to the lessee's scheduled arrival.

Trash:  All guests are responsible for picking up their own trash and placing it in the dumpster provided on location.  Rentals without dumpsters have outside garbage containers provided for this purpose.  Mesh garbage bags are available at the office for guests' use on the river.  Please do not leave any food items/garbage outside cabins or RVs as it will attract unwanted critters.

Fires:  Small fires may be built in designated fire ring and outdoor fireplaces.  Fires must not be left unattended and must be extinguished before going inside or leaving the area. Burn bans are often in place and must be obeyed or fines determined by Uvalde County will be assessed.  Do not have an outdoor fire other than in the barbecue pit if it is very windy.  No fires may be built along the river.  Indoor fireplaces can only be used from October through February.

Glass:   Glass bottles and containers are not allowed at or in the river or or in swimming pools.

Driving in resort areas:  Drive slowly in the resort and cabin areas as children are often playing outside and driving at a fast speed can also create a great deal of dust.

Family oriented facilities:  River Rim Resort and its properties are family oriented.  Offensive language or behavior, use of illegal drugs, public intoxication or underage drinking will not be tolerated.  River Rim Resort and its sister facilities promote family vacations.  Minors are expected to be supervised by adults and noise levels must be kept down.  Please be respectful of the other guests.

Pets:  Pets are allowed at all properties except La Vista del Zocalo and Three Forks.  Dogs must be kept on a leash and must be with their owner at all times when outdoors.  A pet deposit may be required.  Walk dogs outside the gates and pick up after them.  Pets should not be allowed on any furniture including beds.  Pet owners will be responsible for paying for any damage caused by their pet or an additional cleaning fee may be charged if the cabin is left excessively dirty because of the pets.

Parking:  Parking is limited at cabin and RV areas.  Park on driveways only.  Do not park any type of vehicle on grassy areas.

Smoking:  Smoking is not permitted inside any rental or in the swimming pool areas.  Butts should be disposed of properly.  A fee of $150 will be assessed if anyone smokes inside a cabin.

Litter:  Do not litter by throwing trash, rocks, cans bottles, etc. on the grounds or off bluff areas.  Cascarones and pinatas are not permitted.

Fireworks, etc.   Fireworks and discharging any type of firearms including BB guns, slingshots, water balloons, etc. is prohibited. 

Golf carts and ATVs: Golf carts and ATVs may be used with permission in designated areas at certain locations. These vehicles must be driven by licensed drivers.  Minors are not permitted to drive golf carts or ATVs.  These vehicles are to be used to take guests and belongings to the river park area.  They are not to be used to drive around on the property to entertain passengers.  The River Rim office staff can provide guests with information as to the use of these vehicles and rental information.

Spring at the Rim: The Spring at the Rim is a separate rental within River Rim Resort.  The pool and patio area will be open during specific hours.  There will be times that The Spring will be rented for private use.  Resort guests will not be able to use this area during private rentals.

Swimming pools:  Guests using the pool must obey all rules at the pools including specific hours of use.  Children must be accompanied by an adult at all times when in a pool area.  Diving or jumping into the pool is prohibited.  Climbing on landscaping rocks or waterfall features is also prohibited.  Glass is not allowed in the pool areas.  Lifeguards are not on duty and guests will swim at their own risk.

Noise:  Be respectful of other guests.  Use of sound equipment is not permitted. Music should only be loud enough for the guests at your cabin or RV to hear.  This applies at the river parks as well.  Quiet hours are observed from 10:00 p.m. until 8:00 a.m.

Check out procedures:  Check out is promptly at 11:00 a.m.  Prior to checking out, cabin guests should remove all food from refrigerators.  Dishes must be washed and put away clean. Trash must be collected and placed in dumpster or outdoor trash receptacles.  Upon inspection of the cabins after your departure, River Rim Resort reserves the right to charge additional cleaning fees if necessary to return the property to the state it was in prior to the arrival of the guests.  Excess garbage, broken fixtures or furniture, missing amenities and damage to property resulting from gross negligence are examples of reasons for additional charges.

Fees:  $5.00/lost key.  $25/golf cart of ATV.  Pet fees as applicable.

Maximum occupancy:  All cabins have a maximum number of occupants.  This will be strictly enforced and those violating this restriction will be require to vacate the property.

Times to remember:  Check in time is 3:00 p.m.  Check out time is 11:00 a.m.

Peak and Off Season/Holidays:  Peak Season is from May 15-Labor Day.  There is a three night minimum required during peak sesaon.  Off-seaon rates apply from the day after Labor Day through May 14.  A minimum night stay is not required during off-season except for holidays and spring break which require a two night stay.  Peak season prices will be charged for Thanksgiving, Christmas, New Years, and Easter holidays as well as spring break if the guest stays for two nights only.  Off-season rates will apply for the above holidays and spring break if the guests stays three nights or more.

Deposits, rental fees and rates:  Deposits are non-refundable.  The minimum night stay during peak season is three nights.  A one night deposit is required for a three night stay.  A two night deposit is required for a stay of four nights or more.  Deposits must be paid at the time a reservation is made.  Guests who cancel before 30 days of scheduled arrival may re-book and 100% of their deposit will be credited to them within that calendar year.  Guests who cancel within 30 days of their scheduled arrival will be required to pay for their entire stay.  Weather and river conditions cannot be controlled.  Rates are subject to change without notice.

What to bring and what is provided:  Garbage bags, toilet paper, coffee filters , dish soap and one roll of paper towels are provided at each guesthome.  Each bed has a comforter and pillows. Guests staying at any guesthome except La Vista will need to their bring sheets, pillow cases, bath towels, bath mats and kitchen towels.  Motorcyclists and guests from out of state will have linens provided for them at no charge.  Linens can be provided during the off-season for a fee.  Guests will need to supply their own charcoal, lighter fluid, matches, food, folding lawn chairs for river use, etc.

ATT is the only cell service in this area.

Wi-fi is available at River Rim, La Vista and Lost Canyon Retreat.

Refrigeration Helpful Hint:  Please do not overstock the refrigerators with room temperature items and cases of water/beer, etc. that has not been pre-cooled.  It will take an overstocked refrigerator 24 hours to be cool again.

Hold Harmless Agreement:  "Lessee" shall include all persons occupying property leased from River Rim Resort or its managed properties.  Lessee agrees to protect, indemnify, save and hold harmless River Rim Resort and its managed properties including its officers, agents, and employees from and against all losses, costs and expenses, and from and against all claims, demands, suits, and actions for damages or from liability of whatever nature for any and all damages to property or to injury (including death) to any person or person arising from a visit to property owned or managed by River Rim Resort.  The person signing the hold harmless agreement is responsible for conveying its contents to others in their party.
