Policies and Procedures
River Rim Resort and all properties managed by it has established policies and procedures that will make your stay a memorable experience. Renters and guests shall adhere to the rules, regulations, and guidelines noted below in order to insure you and your family a safe and pleasant experience. River Rim Resort and the properties that it manages will adhere to zero tolerance for those not conforming. River Rim Resort reserves the right to deny admittance or require renters or guests to vacate your rental when policies are violated.
IMPORTANT NOTICE: All guests shall read and acknowledge in writing the policies and procedures listed below. The lessee will make these known to all others.
All guests must register at the office & pay before or upon arrival. If guests arrive after the office is closed, then guests must sign the policies and procedures and follow directions for a late check-in.
Deposit & Cancellation Policy
Deposit is required to make a reservation.
Payment of the FIRST NIGHT is required for a 3 night rental.
Payment of the FIRST and SECOND night is required for a 4 or more night rental.
Late arrivals and early departures are charged for all nights originally reserved, so please DOUBLE CHECK YOUR DATES. Deposits will NOT be returned after reservations have been made.
Cancellations should be made as soon as possible if you are unable to come.
30 day cancellation policy: All deposits are NON REFUNDABLE .
Cancellations must be made 30 days or more prior to your arrival dates. A “store credit” of the deposit paid will be issued if you cancel outside of the 30 days. Credit may be used toward a rescheduled stay and applied.
Cancellations made less than 30 days prior to your arrival date will result in the guest forfeiting the deposit paid and guest will still be held responsible for the balance due. All Credits must be used within the same calendar year that the original reservation was made. Credits are not applicable to the following year and are non transferable. (Please call the office for further questions, concerns and details.)
Full payment for all days reserved must be paid upon arrival date & BEFORE cabins can be occupied. NO EXCEPTION.
PAYMENT DUE BY 5:00PM ON ARRIVAL DATE. NO EXCEPTION.
No refunds will be given for early departure.
No refunds will be given due to weather or river conditions.
All policies and rules of River Rim Resort must be observed.

Late Arrivals
Guests arriving after 5:00PM must still come directly to River Rim Resort Office off CR 350. Directions to office located at the end of your
confirmation. Please call the office for Late check in procedure instructions.
Balance must be PAID IN FULL, PRIOR to Office closing. Credit card on file will automatically be charged for balance upon closing time if
guest has not yet arrived. No exceptions. Fees apply.

CHECKIN Packets will be made and posted on the front OFFICE DOOR. Each will be labeled with the last name of the Reservation.
Included in your packet: All paperwork that requires signature (POOL RULES and CABIN RULES, car passes, receipts, and includes afterhours
EMERGENCY CONTACT INFO.
Guests should not invite anyone else to join them at the resorts or cabins. Exceptions must be made with the office manager prior to your scheduled arrival.
All guests are responsible for picking up their own trash and placing it in the dumpsters provided. Rentals without dumpsters must place it in the outside garbage containers that are provided. Mesh bags are available at the office for your use on the river.
Please do not litter by throwing trash, rocks, cans, soda/beer tabs, bottles, cigarette butts, etc. on the ground or other areas.
The Frio River is a treasured asset. Littering and use of glass containers are not allowed on or near the river. Local law enforcement personnel monitor the river.
Fires must be built in designated fire ring/outdoor fireplaces. Fires must not be left unattended and must be put out before going inside or leaving. Burn bans are often in place and must be obeyed. Do not have a fire other than in the barbecue pit if it is windy. NO FIRES may be built along the river.
Glass bottles are not allowed at the river or swimming pool areas.
Drive slowly in the resort and cabin areas as children are often playing outside.
Many cabins have bunkbeds. Guests should be cautious when getting on/off or when on these beds. Lessee agrees to review hold harmless agreement at the bottom of this policy. This hold harmless agreement applies to the use of bunkbeds.
River Rim Resort and its properties are family oriented. Offensive language or behavior, use of illegal drugs, public intoxication, underage drinking and loud music or noise will not be tolerated.
Dogs are allowed at most properties. Pets must be kenneled when no one is in the cabin. Pets must be kept on a leash and must be with their owner at all times when outdoors. A pet policy must be signed upon arrival. Pets are not allowed on furniture or beds. Dogs are not allowed in or at swimming pools. Pet deposits are typically not required, however, a guest may be required to pay an additional charge if pets damage property or get on bedding and furniture. Please pick up after them when you walk them outside.
Park on driveways only. DO NOT park any type of vehicles on grass/dirt.
Smoking is NOT permitted INSIDE any rental on in swimming pool areas. Butts should be disposed of properly. A fee of $200 will be assessed if anyone smokes inside a cabin.
Fireworks and discharging any type of firearm as well as BB guns, slingshots, water balloons etc. is prohibited. Piñatas and cascarones are prohibited.
Golf carts and ATVs may be used with permission only on the River Rim property and must be parked on driveways. A $25 fee is charged for personal golf carts River Rim rules must be followed.
The Spring at the Rim is a separate rental within River Rim Resort. The pool and patio area will be open during specific hours to guests. There will be times that The Spring will be rented for private use. Resort guests will not be able to use this area during private rentals.
Guests using the pools must obey all rules at the pool. Children must be accompanied by an adult at all times. Diving or jumping into a pool is prohibited. Climbing on landscaping rocks or waterfall features is also prohibited. Glass is not allowed in pool areas. Lifeguards are not on duty. Swim at your own risk. Dogs are not allowed in or near the pool.
Be respectful of other guests. Use of sound equipment is not permitted. Music should only be loud enough for the guests at your cabin to hear. This applies at the river parks as well. Quiet hours are observed from 10:00 p.m. until 8:00 a.m.
Prior to checking out, all cabin guests should remove all food from refrigerators. Dishes must be washed and put away clean. Do not leave dishes in dishwasher. Trash must be gathered up and placed in dumpsters or outdoor trash receptacles including/not limited to bottle caps, can tabs, cigarette butts, sunflower seeds, etc. Upon inspection of the cabins after your departure, River Rim Resort reserves the right to charge for additional services required to return the property to the state it was in prior to your arrival. Excess garbage, broken fixtures or furniture, missing amenities and damage to property resulting from gross negligence are examples or chargeable items.
Fees: $25.00 per lost key. Pet fees as applicable.
All cabins have a maximum number of occupants allowed. This will be strictly enforced and those violating this restriction will be required to vacate.
Check in time is 3:00 p.m. and check out time is no later than 11:00 a.m.
Lessee shall include all persons occupying property leased from River Rim Resort. Lessee agrees to protect, indemnify, save and hold harmless River Rim Resort including its officers, agents and employees from and against all losses, costs, and expenses, and from and against all claims, demands, suits, and actions for damages or from liability of whatever nature for any and all damages to property or to injury (including death) to any person or person arising from a visit to property owned or managed by River Rim Resort.
The person signing the hold harmless Agreement is responsible for conveying its contents to every person in their party.
